Types of Commercial Roofing Systems

Commercial roofing is the most common type of roofing material used in today’s construction world. Commercial roofs are made of a wide variety of materials, including asphalt, metal, and tile.
Here you can learn about the 3 major types of commercial roofing systems.

Single-ply RoofsT

The most popular type of commercial roofing is a single-ply roof system, such as built with asphalt shingles or fiberglass shingles (as seen above). They are easy to install and will last for decades if installed properly. Single-ply roofs also contain reflective properties that help reduce energy costs. That’s why this type of material is so common in office buildings, schools, government offices, and many other large facilities.

The downside to these types of roofs is that they must be replaced every 15-25 years when exposed to heavy traffic areas and hot/cold temperatures. This short lifespan makes them an expensive investment compared to other roofing materials.

Another type of single-ply roof is built with asphalt roll roofing. This material can also be 25 years when properly installed, but it helps save money because the material costs less than a traditional shingle system. Material costs are especially important to schools and government facilities whose budgets may not allow for larger purchases every 10 or 15 years.

Roll roofs also have other cost-saving benefits, such as being easier to install (than traditional shingles) and requiring no soffit/facia board, which saves on labor costs since these boards need to be installed separately along the bottom of each sheet of shingles in order to protect them from severe weather conditions like intense wind gusts or snowfall.

The third type of single-ply roofing system can be found in metal panel systems. These panels are made from recycled materials and are very durable if installed properly.

The good thing about metal roofing is that it will not rot or wear out like other types of shingles, which means they can last up to 50+ years without needing replacement. This makes the initial purchase more expensive but over time you may save money by only having to pay one large price for this system instead of multiple smaller expenses for a traditional shingle system (that wears out every 15-25 years).

Another major advantage to metal roofs is that they have a long warranty period. You’ll find most contractors offer 25-year warranties with these types of roofs – one of the longest available. This can be important for the government and schools who are required to spend “only what is necessary” to maintain the property.

Metal roofs come in different types, including standing seam which has an extra layer of metal fastened over the top edge of each panel. Standing seam roofs typically last 40+ years and they come with a 50+ year warranty from many manufacturers.

This makes them a great investment if you’re looking to save money on long-term costs. Single-ply roofing may initially seem like the most affordable option but after replacement costs are factored in overtime, other options like a standing seam or metal panels will typically end up costing less because they require no need for repairs or replacements at all!
